Adopt regenerative practices

No-till planting and cover crops build soil organic matter, hold moisture through summer dry spells, and lift long-term yields. Keep soil test results and yield maps from year to year — a documented upward trend in organic matter is evidence a buyer or lender can price.

Fix drainage issues

Clear or repair blocked waterways, grade low spots, and manage wet patches so every acre stays plantable and workable. Reclaiming even a few wet acres often adds more value per dollar than improving acres that already perform.

Clear obstructions

Straighten fence lines and remove invasive brush or unwanted small trees — forestry mulching leaves the organic matter in place. Clean, open fields are faster to work with large equipment, and appraisers notice field layout immediately.

Keep records of what the land produces

Yields by field, soil tests, input rates, and rotation history turn 'good dirt' into documented productivity. A buyer who can see three years of records bids with more confidence — the same reason the BAU Record-Verified credential exists.

Add functional access

Build or improve field driveways and internal roads so machinery moves quickly between parcels. Gravel internal roads are one of the few improvements that nearly always return more than they cost at sale time.

Maintain essential structures

Keep barns, utility buildings, fencing, and water wells in good repair. A leaking roof or a dry well reads as 'deferred maintenance' and gets priced at full replacement cost — far more than the repair would have.

Protect and document your water

Irrigated acreage sells at a premium in the Southeast. Keep pumps, filters, and drip systems serviced, and keep permits and water-use documentation together so the water right is provable, not assumed.

Invest in technology

Precision agriculture tools — zone mapping, GPS-guided layouts, tighter input rates — cut wasted headlands and pass overlap, which raises profit per acre. Higher documented profit per acre is what actually moves farmland value.

Lease for alternative uses

Short- or long-term leases for solar or wind sites, cattle grazing, or hunting can pay on acres that don't pencil out in vegetables. Solar leases in particular are multi-decade income that appraisers can capitalize into value.

Create retail opportunities

A seasonal farm stand or a high-tunnel greenhouse sells direct-to-consumer at retail margins instead of wholesale. High tunnels also extend the season, which raises total production per acre.

Explore government programs

Enrolling unused or marginal sections in conservation initiatives like the Conservation Reserve Program (CRP) converts land that loses money into land with an annual payment — and the enrollment itself is a documented, transferable income stream.
